This is not a passive fund. There is a person on the ground — in Sicily and in Costa Rica — whose entire job is to find the right land, build the right project, and operate the homestead long after closing.
From sourcing to construction to ongoing operations, we work with local attorneys, agronomists, builders, and notaries to manage every step. Two decades of in-country relationships mean fewer surprises and faster timelines.
Homestead Ventures pools money from friends and family to acquire and develop undervalued properties in Sicily and Costa Rica. Every property is personally scouted, negotiated, permitted, and overseen.
Compensation is fully transparent: a flat 15% development fee built into the project cost. No annual fees, no ongoing charges, no surprises.
All remaining funds go directly into purchasing and improving the properties. Every term and risk will be clearly documented in a Private Placement Memorandum (PPM).

We offer two simple ways to participate, so you can choose whatever feels most comfortable for you.
Own the entire property by yourself.
Join a small, carefully selected group on the same property.
Private offering. We respond personally and only move forward with people we’re genuinely aligned with.
With the Solo Option, you own 100% of the property outright in your name.
We act purely as your developer and operator. We scout the land, handle all the permits, renovations, and build-out. Once the homestead is complete and ready, you take full ownership.
You pay us a development fee for our work (this is built into the project cost), and after that, the property is completely yours — no partners, no shared ownership, no ongoing obligations to anyone else.
You have full control over how you use it, when you visit, and if or when you ever decide to sell it.

All rental income, produce revenue, and appreciation go directly to you.
We can manage day-to-day operations on your behalf so you don’t have to be there.
The Small Group Option allows 2 to 5 people to share ownership of one homestead.
We create a separate LLC for each individual property.
Each person receives shares in that LLC proportional to how much they invested.
All owners have equal usage rights — everyone can visit whenever they want.
Decisions about selling or making major changes require majority approval.
We continue managing the property — maintenance, rentals, harvests — on your behalf.
Profits from olive oil, produce, or vacation rentals are distributed based on ownership percentage.
